September Sales numbers for Nassau County
The sales numbers for the month of September were released this week. Today we will provide you with the numbers for all of Nassau County. Hello again from Dean Miller and the Miller Realty Group of Long Island, a division of Venue Real Estate Group. Septembers sales numbers were released a few days ago and we wanted to give you an update on the age old question, "How's the market?".
During the month of September, throughout Nassau County, 846 "units" were sold (each unit is either a single family or 2 family home, or a condominium). This nunmber is down from August's number of 1,083. The August sales volume tends to be the highest throughout the year as a result of many families with children, looking to make the move in time to get settled and get the kids enrolled in their new schools. These are actual closed sales, and the average is improving over last years numbers.
Our second chard is "Days on the Market" (DOM). This number reflects the average amount of days that a home has been offered for sale, from the date of the current listing, until an offer is accepted and a contract of sale is completed and authorized buy both parties (buyers and sellers). A downswing on this chart is actually good news! Back in March, the average DOM was approximately 140 days! During the month of September, that number dropped down to 109.5 days! Excellent news for the sellers in our county.
The next chart is the one everyone is most interested in, Average Price.During the month of September, the average price in Nassau County was $525,795. This number was down slightly from the August number of $561,934, but this is typically a reflection of the supply and demand numbers of those respective months. There was a 7.7% average increase in home prices, county wide, from October 1, 2011!
Based on these numbers, it's our opinion that the market is seeing some improvement. Buyers are actively looking for homes, and realistic sellers are successfully selling their homes in a time frame that is just over 3 months.
